Today’s best buyers are looking for a house that is in top condition and doesn’t need time or money spent on it.  Homes sell faster and at a higher price if the buyer can move right in.  You may be competing with new construction and certainly will be competing with other updated homes.  To sell, yours should be the one that fits their ideal best.

Common Questions on Buying and Selling a Home How long will it take to sell my home?
Selling a home is a stressful process and most of us want to complete the sale as quickly as possible.  In today’s market, if a home is in top condition, in a good location, and priced fairly, it should sell in 45 days or less.  Buyers may want to close in 30-60 days depending on the buyer, the seller, and the house.

Common Questions on Buying and Selling a Home Why do I need a title policy?
A title policy is like an insurance policy that protects the buyer against the world.  Sometimes there are unknown claimants who have a legitimate claim to a share of a property.  The title policy protects the buyer from unknown heirs, improperly executed divorce settlements and law suits from the plumber who worked on the house two years ago.

Common Questions on Buying and Selling a Home How long will it take to buy a home?
Buying a home is a very personal task.  Some buyers can look at seven homes, pick one, and move into their new place in 30 days.  Others need to see more, think about it more, and meet goals such as school schedules, vacation schedules, etc. and they will take longer.  The average buyer probably looks for 30-60 days and closes 30-60 days after that.  You should expect the process to take from 60 to 120 days.
